Completion is a transition, not a disappearing act

At the end of construction, the property moves from an active jobsite into a group of operating systems: pool, equipment, automation, irrigation, drainage, lighting, landscape, structures and finish materials.

Artistix organizes that transition so the homeowner knows what is complete, what is establishing, who to contact and which documents control future service.

The handoff sequence

  1. Substantial completion review — walk the property, identify remaining punch items and distinguish completion work from maintenance or owner-selected additions.
  2. System orientation — review major controls, shutoffs, operating modes and service access.
  3. Pool startup coordination — coordinate equipment setup and water startup with the appropriate pool professional.
  4. Maintenance introduction — introduce the trusted independent pool-service partner available for ongoing care.
  5. Landscape establishment plan — confirm irrigation operation and early sod/plant requirements.
  6. Closeout record — organize approved plans, selections, manuals, registrations, warranties, photos and key contacts.

Who handles what?

Party Typical role
Artistix Construction closeout, punch coordination, project records, introductions and questions about the installed scope
Independent pool-service partner Equipment startup/commissioning as engaged, water care and ongoing pool maintenance under a separate service relationship
Homeowner Access, observation, routine responsibilities, timely reporting and compliance with care instructions
Manufacturer or specialty trade Product-specific warranty, technical service or licensed work where applicable

The exact agreement and closeout documents control each project. The service partner is not represented as an in-house Artistix department.

What should be in the closeout package?

  • Approved or record plans available for the project.
  • Major selections and finish records.
  • Equipment models, serial numbers and registration status.
  • Automation access and owner credentials.
  • Written warranties and service contacts.
  • Irrigation controller and zone information.
  • Drain locations and discharge routes.
  • Material-care instructions.
  • Final photos and known concealed-system documentation.
  • Punch-list status and agreed follow-up items.

Artistix’s perspective

The quality of a project includes how understandable it is to own. A clean handoff protects the design, the equipment and the homeowner’s investment.
