Maintain the property as connected systems

A complete backyard includes more than a pool. Small inspections performed at the right interval can identify blocked drains, irrigation failures, sealant movement, landscape problems and equipment changes before they become larger repairs.

Monthly observation

  • Review pool-service records and recurring equipment messages.
  • Clear visible drain and skimmer debris.
  • Observe irrigation coverage and plant moisture.
  • Inspect for active leaks, erosion, settlement or lighting damage.
  • Keep equipment access and airflow clear.

Quarterly review

  • Walk all drainage paths, inlets and outlets.
  • Check hardscape joints, transitions and moving edges.
  • Review irrigation programming for the season.
  • Re-aim landscape lights affected by plant growth or service.
  • Inspect gates, latches and barrier integrity.
  • Check outdoor-kitchen components and ventilation openings.
  • Document material staining or surface change before cleaning.

Annual professional review

  • Equipment and automation inspection appropriate to the system.
  • Heater and gas-system service as required by the manufacturer and qualified professional.
  • Filter and salt-cell service according to condition and manuals.
  • Irrigation/backflow inspection where applicable.
  • Structure, roof, fireplace/chimney and sealant review where relevant.
  • Landscape pruning, soil/turf evaluation and drainage correction.
  • Safety-cover inspection and service.

Storm and freeze events

Storms and freezing conditions are event-based, not calendar-based. Follow the project’s operating plan and equipment-manufacturer guidance. After major weather, inspect drainage, erosion, trees, structures, equipment and electrical systems before normal use.

Avoid the universal checklist trap

Not every project contains every system. The closeout record should generate a project-specific calendar from this master framework.
